CONDITIONS!!! What did you think I was talking about? Let's be honest real estate professionals along with sellers have been spoiled for a long time. Offers have come in clean, sellers can have their pick of the litter or even turn down every offer knowing someone will pay what they want, and buyers have been left eating everyone dust over, and over again.
Wow did things change fast! Now it's time for buyers to rejoice as you not only have more to choose from, but can also  eliminate risk by using a home inspection or financing condition when submitting offers.
So how long will this last? At the end of last week the Financial Post put out an article that the Vancouver real estate market is heating up again after a touch blow from introducing the foreign buyers tax. It's taken a little while but it's happening. Now the question is when is it going to happen here? If we had a crystal ball it would be easy to say but I guess we just have to take it as it comes. Sellers don't panic your home will sell it just may take a little longer like it used to when agents had to actually market a property ;-)
